Office and Lab Build-Out

VVA provided project and cost management services for Eterna Therapeutics’ new 34,505 RSF office and lab build-out within a 9th-floor sublease space at Bristol Myers Squibb’s R&D building in Cambridge Crossing.

The project consisted of 40% lab space and 60% office space, designed to support Eterna’s cutting-edge research and operational needs.

VVA played a key role in space evaluation and lease negotiations, working alongside Eterna’s brokerage team to secure an optimal location. Collaborating with Jacobs & BR+A Engineering for design and Wise Construction for execution, VVA managed the fit-out process, ensuring that the space met both technical and functional requirements.

Key Features

• BL2 lab facilities, including open shared labs, tissue culture suites, robotics lab, imaging rooms, consumable storage, and freezer farms
• Futureproofing for an NMR suite to accommodate potential expansion
• High-performance lab equipment, such as ducted fume hoods, recirculating biosafety cabinets, incubators, undercounter fridges, and centrifuges
• Open office concept, featuring a reception area, breakout conference rooms, and a café overlooking East Cambridge
• Executive suite, including a private CEO office, conference room, and bathroom with top-of-the-line finishes

Additionally, VVA managed the coordination of all MEP system integrations with the building’s infrastructure, working closely with DivcoWest and Bristol Myers Squibb.
