Flagship Office Build-Out


 

Since 2010, VVA has partnered with Cooley, an international law firm, on a variety of projects, including in-place renovations, build-outs, and office densification efforts. These projects have encompassed office centers, lobby renovations, internal staircases, cafeterias, and other office space needs.

For Cooley’s flagship 55 Hudson Yards office, VVA provided comprehensive project management services for the 130,000-square-foot build-out spanning five floors. The space features a mix of interior offices with glass walls, custom open-plan seating, and private offices along the perimeter, as well as amenities such as lobbies, internal stairs, cafeterias, and exercise rooms, some equipped with Peloton bikes. The design also incorporated advanced technology solutions, including acoustic control to manage ambient noise and a walk-up conference room reservation system.

VVA’s involvement extended to technical lease negotiations, addressing critical details such as turnover conditions, site access, approval periods, and MEP (Mechanical, Electrical, and Plumbing) service specifications, ensuring that the space met Cooley’s high standards for functionality and innovation.
