Transforming Two High-Design Office Spaces for a Confidential Law Firm

VVA provided Project and Cost Management Services to support the construction of two cutting-edge offices for a confidential law firm in Los Angeles and Century City.

Both spaces were thoughtfully designed to reflect a modern, high-end aesthetic and included unique features such as catering kitchens, feature staircases, and a striking water feature. The Downtown Los Angeles (DTLA) site also boasted two open-air terraces on the 37th floor, providing breathtaking views of the city.

The office programs included:

• Private offices and administrative stations
• Conference centers with divisible multi-purpose rooms
• Cafes, collaboration spaces, and reception areas
• Pantries and additional support spaces, including MDF and IDF rooms
• Custom-designed office and meeting room furniture

The DTLA project’s standout design earned the prestigious IIDA Best Large Project award in 2021.

VVA played a critical role in the early phases of the project by performing due diligence to identify and engage vendors capable of executing the client’s ambitious vision, including the creation of open-air terraces and the signature water feature.

Throughout the project, VVA faced the challenge of managing tight timelines complicated by the client’s delayed decision-making and mid-construction design changes. By leveraging strong vendor relationships, maintaining accountability across busy consultant and vendor teams, and pressing for timely decisions, VVA ensured that the project stayed on schedule. Even with large-scale changes introduced during construction, the team’s diligence in holding all parties to delivery deadlines was key to the project’s ultimate success.
