Renovating a Landmark Penthouse with Global Coordination
VVA was engaged to oversee the full interior and terrace renovation of a landmarked pre-war penthouse at 784 Park Avenue, a distinguished Emory Roth-designed co-op.
This project faced several challenges, including navigating the intricate governance of the Co-op Board and Landmarks Preservation Commission (LPC), obtaining multiple approvals, and adhering to an extensive alterations agreement. Adding to the complexity, the client resided in Europe and was unable to visit the project site in person.
The renovation required a comprehensive gut and rebuild, including modifications to exterior walls, new interior floors, partitions, ceilings, and lighting, as well as upgrades to HVAC, plumbing, electrical, and gas lines. The terrace underwent a complete overhaul, further adding to the scope. Compounding these challenges, the project unfolded during the disruptions of the COVID-19 pandemic.

VVA took on the critical role of project lead, overseeing every phase from pre-construction planning to final delivery.
Our responsibilities included:
- Managing design submissions to the Co-op Board, Department of Buildings (DOB), and LPC to ensure compliance with all regulatory and governance requirements.
- Coordinating a phased permit approval process with an expeditor to mitigate delays.
- Leading the bid and award process for selecting a qualified general contractor.
- Overseeing construction, providing monthly progress reports, and ensuring clear, consistent communication across a globally dispersed project team.
- Acting as the client’s advocate and advisor, ensuring the project met strict budget and schedule objectives despite the pandemic-related disruptions.
