Building Repositioning

VVA served as the owner’s representative and project manager for the developer Enclave Equities, overseeing the complex transformation of a 6,500 SF vacant building into a fully functioning public library.

Scope of Work

• Full structural reinforcement to support the building’s new function
• Façade replacement and MEPS overhaul to modernize infrastructure
• New roof structure and membrane, raised to create a public reading room
• Interior redesign to accommodate community meeting spaces and programming

Project Challenges & Solutions

• Regulatory complexities: VVA successfully navigated Department of Buildings (DOB) classification and filing issues, ensuring compliance while preventing schedule delays.
• Budget and funding management: The project required coordinating multiple funding streams, with VVA ensuring effective cost control.
• Construction logistics: VVA mitigated disruptions to area residents and the surrounding community through careful planning and coordination.

Outcome

Despite the challenges, VVA delivered the project on time and within budget, successfully transforming an underutilized structure into a vital public resource for the community.
